Employed

All details relating to the applicant’s current employment (and previous, where necessary) will be checked and verified.

A basic salary figure, together with the length of service and position held, will usually determine our final decision, although commission and certain additional allowances may be taken into consideration when appraising the applicant.

Self Employed

We will access information relating to the financial status of the applicant’s business. The final decision will be determined by the applicant’s/company’s last filed accounts, together with the receipt of satisfactory references and details of work contracts, where applicable.

Retired

Income from a Private of Company pension will be confirmed. Any decision will be based on financial circumstances and satisfactory personal references.

Previous Landlord/Managing Agent Assessment

When assessing all applications, a significant consideration is how an applicant has conducted their last tenancy.

In instances where applicants have had a tenancy before, references will be obtained from the current or previous Landlord/Managing Agent.

This would enabale us to ensure that rental payments have been satisfactory, conduct has been acceptable and notice has been given by the applicant to vacate the property.

If there appears to be any inconsistancies or discrepancies with a reference, then VitalChecks will investigate on your behalf.

Credit Checks

We supply details of any recorded adverse credit (CCJ’s, bankruptcy and voluntary bankruptcy).

We will search databases for any County Court Judgements (CCJ’s) or Individual Voluntary Arrangements (IVA’s) showing against the applicant’s name (or their spouse, if it is a joint tenancy application).

You will be notified of any adverse credit history and the following details:

County Court where any Judgement was issued (if applicable)
Date of issue
Amount of judgement
Plaintiff number (if applicable)
Record of settlement taking place (if applicable)

Our final assessment will be based on the amount and the current position of the debt.

Guarantors

There may be instances where your applicant may have insufficient information or data available to assess and approve an application on its own merit. In such instances, you may wish to consider the option of including a Guarantor.

At Vital Checks, we will recommend the support of a guarantor for the following reasons:

Short-term contract employment
Temporary employment
Where the applicant is a student
Should an applicant be currently unemployed.

Company Applications

At Vital Checks, we will access information via Companies House and/or the Company’s accountants, relating to the Company’s financial status and including:

Date of Company’s last filed accounts
Profit or loss figure
Assets and liabilities
Shareholder’s funds
Names and home addresses of directors within the company and any bankruptcy history showing against their names.

Electoral Roll Search

For each application, Vital Checks will carry out an Electoral Roll search to check for registration details at addresses provided by the applicant.

Searches will also be carried out to locate any linked addresses for each applicant that may be found.
